The firm, founded in 1890, Woodmen of the World Life Insurance Society is a Fraternal Life Insurance Company headquartered in Omaha, Nebraska. Woodmen is a significant provider of life insurance and investment products throughout the United States and is rated A+ (Superior) by A.M. Best, which is a testament to Woodmen’s financial strength and outstanding business practices.
The firm has extensive real estate holdings (exceeding $200,000,000); Carefree Industrial Park is key asset within their investment portfolio. Woodmen provides all of the operating capital for the project, as well as funds for the development of new buildings within the park. This is important given the state of the capital markets. With the availability of Woodmen’s capital, this allows for the Developer (LS Commercial) to have ready access to development capital for the construction of new facilities on both a speculative basis and for Build-To-Suit projects within the park.

One of our more notable current projects is a joint venture development project (with USAA Real Estate Company) which is called Midwest Commerce Center located in Gardner, Kansas. Midwest Commerce Center is a 155 acre premier business park that represents a $160,000,000.00 investment in the Gardner community. The park is master planned to include over 2.5 million square feet of premier distribution space. The first building has been completed which is a 1,107,000 square foot state-of-the-art national distribution center built for specifically for The Coleman Company who is headquartered in Wichita, Kansas.
Another notable project is Carefree Industrial Park which is a premier subsurface business park. LS Commercial provides brokerage, property and asset management and development services for this project. The project contains over 4,000,000 square feet of premier industrial space and LS Commercial recently completed a 208,000 square foot facility built on a speculative basis. The project is owned by a Life Insurance Company. The park continues to expand and there is over 1,500,000 square feet of additional space which will be developed into premier industrial space for future tenants.
